Professional Landscaping and Groundskeeping: we will Contract professional services for meticulous lawn care, hedge trimming, weeding, and seasonal flower planting to maintain high aesthetic standards. This includes regular tree trimming to prevent damage and reduce cleaning costs. Amenity Upkeep: Pools/Spas: Ensure daily chemical checks, cleaning, and safety compliance. Clubhouses/Gyms:we will Employ regular janitorial services, daily surface sanitation of high-contact areas (e.g., door handles, equipment), and periodic deep cleaning. Infrastructure Management: Regularly inspect and maintain the building exteriors, roofing, common area lighting, irrigation systems, and pavement. Pressure washing outdoor spaces improves appearance significantly. Clear Rules and Enforcement: we will Establish clear rules for residents and guests regarding the use of common areas, pet waste cleanup, and behavior standards to prevent misuse and damage. Resident Engagement: we will Encourage residents to report maintenance issues promptly and use common areas responsibly to ensure timely resolution.

WASTE MANAGEMENT, YARD SERVICES FOR COMMON AREAS

Efficient waste management is crucial for hygiene, aesthetics, and environmental compliance in our upscale community. Reliable and frequent collection: We will ensure regular and dependable collection of trash and recycling to prevent buildup, which can create hazards and attract pests. Clearly marked and adequate bins: We will install clearly labeled and sufficient trash and recycling bins in all common areas, especially near amenities and high-traffic spots, to discourage littering. On-site waste segregation: We will facilitate easy waste segregation using color-coded bins (e.g., for organic, recyclable, and general waste) to support environmental goals and comply with local regulations. Bulky item pickup: We will offer scheduled bulk item pickup for large items (such as furniture and electronics) to prevent illegal dumping in common areas or near standard trash enclosures. Adherence to local guidelines: We will ensure carts are placed correctly for collection (wheels to curb, two feet between carts), and that materials do not extend beyond the rim, avoiding service disruptions and potential fees. Proactive communication: The property management team of La Selva Estates will maintain consistent communication with the waste hauler to address any service interruptions or special requests promptly.
